Hello Yvonne,
Thank you for your detailed email. I must say that they sound promising (although it does concern me that they have so many clients - I hope they have enough staff to dedicate the necessary amount of time to us).
In any case, I completely endorse your your feelings re: WB19. I have equally had to chase Crispin up numerous times to reply to emails and phone calls. This aside, I am struggling to see what we are paying them for, when we (directors) are having to do everything. And I mean everything!
I would very gladly welcome a change of managing agent. In fact for the sake of everyone who is going above and beyond their ‘line of duty’ and putting in countless hours of work (more often than not, work that the managing agent should be doing), I strongly encourage it!
I look forward to meeting with Paul Cleaver on Monday.
I wish you all a good weekend.
Delia.

I appreciate they are efficient managing gardens, but a block of our size requires and merits better service. I contacted my old managing agent to have a brainstorming meeting with him and check a few things out. Years ago he was here as a fledgling firm and sadly the guy looking after OWG was not up to the mark and it didn't work out. At Clifton Gardens, on the basis of how they started here, we had many years of superb service while they sourced and supplied and supervised most of the contractors and builders required as a matter of course. Our board was also involved and suggested contractors on occasion. They were involved with the last internal refurbishments.

They now look after some 300 blocks and manage in the region of fifty porters - from younger men to old army types, who come with a measure of authority and experience. They also have an HR department and prepare contracts. They recommend four board meetings a year and would make house visits on a fortnightly basis (more frequently at first)
> In addition to porter management, we also covered security issues, (there is even a firm that works smartphone access), out of hours service, for which they recommend a dedicated agency, their accountancy department (about which Anna quizzed him quite thoroughly)

His former background was in banking. I would have met with him sooner, but he was abroad. I do appreciate your agreement to meet him and sound him out. It might work out well for all of us who are currently spending hours each day on stuff we are paying block managers to do.
