New porter at 1 Warrington - letter to Mr lester

All agreed! It does not merit a response, certainly not from us. This is what we have managing agents for and they can discuss any issues with us and I reiterate that I do not think Adrian or John should be involved in any “training” at all.

Nkolika and Rradar have their work cut out next week

Peter, it was all a bit fraught on Friday night, with the Adrian impasse, so I only skimmed through your message and I have done nothing about the amended letter, as you asked Crispin to print it on OWG Board letterhead, which I don’t have. I have just opened the letter post by Royal Mail and find that he has printed the original up, while not actually having been instructed to. So that makes the rest of my intention superfluous. I was going to say “If you want to send the letterhead to me by Sunday morning, I will ensure your version gets printed and delivered individually to each letterbox before we go away tomorrow afternoon. Otherwise, please ensure it gets sent on our behalf by WB19 or someone else.” That, sadly, is also redundant!

We are home on Tuesday evening and look forward to the next chapter with some trepidation! By then all the basement rooms should be totally cleared of rubbish and any possessions and the locks changed, so that there is no access to them from whoever may be in the basement flat. Also underway will be the changing of all entry fobs, to a fob numbered system, so that we know who has which and how many fobs and the old ones will no longer work after the changeover. This means we can stop any wayward fobs being used, all in the interests of security. Ditto garage fobs. We must also get the garden street key changed, or at least endeavour to get it returned – but I don’t know how many copies are out there.

Kindest Regards,

Yvonne

All very good points. When written I was unaware of the latest ‘issues’ that arose yesterday and I completely agree to not send them.

Let’s see what happens next!

Thanks all,

Peter

Anna, we totally agree with you.

We are all generously dedicating our personal time to the building management, but we also have busy lives and it is normal that our schedules frequently can`t align.

Therefore, if we don`t establish priorities and we stick to them, we are all waisting our time and we also fuel pointless gossips (borderline with defamation).

This is exactly the kind of scenario where certain kind of employees cunningly thrive.

For instance:

1) We hope that everyone is smart enough to understand that, since now on, the lawyers and the lawyers only should deal with the redundancy case. Redundancy is a set legal scenario, underwritten by the two parties. All the legal steps are already in the agreement. There is no point in re-discussing what will be the next steps.

2) With reference to answering to the (usually rude) letters to the Directors, of course everyone is free to use his personal time as she/he wishes, including writing to a rude leaseholder. Nevertheless, if the letters are addressed to all the directors they should simply be dismissed if plainly rude and unsubstantiated. If substantiated, or at least polite, they should be considered accordingly to the case.

3) Talking about rude and dishonest, we think it is time to stopping the accusations made to the directors and the Managing agents.

Again, if any of this accusations can be substantiated, can be considered by the two parties lawyers.

If such accusations will be ascertained to be unsubstantiated, it will be ground for defamation.

Regards

Fabris

Hi Peter

thank you for doing this but I really don't want to reply to him, having received such as nasty email - I think all of us deserve respect including WB19 - I also think that from Monday we will face several challenges and maybe even an eviction and we need to have a proper communication strategy - including any contact with lawyers - minimising the number of emails and avoiding having to pay to reply to leaseholders as we had to.

I also think our priority is the safety of the leaseholders during this transition time and that should be our focus.

I left a message to Glenn and will see if he has any ideas and I will get back to you.

Best regards and thank you

Anna

Regarding Mr Lester’s email:

Please see below my proposed response to Mr Lester. Let me know if you are happy for me to send it by the end of today.

Peter.

Dear Marshall,

I am sorry to hear your concerns but please be reassured that our new porter, Eddy, will be well-briefed by Board Members on the daily procedures, by the Managing Agent on matters regarding communication, etc, and by Vince on all of the CCTV and electronics systems. Should this prove to be insufficient then we have others we can call on if needs be.

It was the Board’s feeling that due to the circumstances surrounding the change this was the best way to proceed, and to a degree with this approach we have the benefit of starting with a 'clean sheet’. Much of the technical or maintenance related matters will be primarily managed by our managing agents, and Aziz and Eddie’s primary role will be one of ‘customer service’ - manning the front desk, providing a security presence, short-term minor assistance to residents if needed (for example helping with bags/shopping, holding doors), receiving delivered and assisting and logging visitors.

Please bear in mind that there will inevitably be a transition period as each person in the team find their role, and we discover any areas that may have been overlooked. We believe that the plan we have in place for the transition should be sufficient, but please do let us know if you encounter any areas where you feel there is something missing or not working as we plan to improve things as we learn.

I hope this may alleviate some of your concerns.

Peter.

Hi Team,

Who is Mr Lester? One of our leaseholders I presume. He seems a bit antagonistic.

We are planning to educate Eddie with support from Vince, Anna, Delia, WB possibly and others. I think we should start with this and, if we encounter situations that we cannot handle, we can ask John for his advice/support.

Cheers,

Glenn.

Dear All,

Following Mr LESTER’s email below, though Peter and I agree with his point, we realise that we were always reluctant to request such a responsibility form Adrian given the circumstances.

However, if there are no objections, why don’t we see if John Shervil could be available for one or two days next week to give some insight training to both Aziz and Eddie. Peter and I have John’s contact details and we would be happy to contact him.

Kind Regards,

Delia.

I understand that Aziz is going to train the new porter and not Adrian which was the plan last advised.

In the immortal words of John McEnroe-'You must be kidding.'

Aziz is a lovely guy but not exactly qualified for this, the expression 'the blind leading the blind seems appropriate.'

Sorry to be a continual pest but it appears the saga of 1 Warrington continues!
