One Warrington Gardens - Fire Safety (England) Regulations 2022’ - flat entrance doors

Dear Leaseholders,

As a result of the High-Rise Building registration and updates to the Fire Safety (England) Regulations 2022’, flat entrance doors are considered critical to the safety of the common parts in the event of a fire within a flat, due to the increased risk of fire and smoke spread from an affected flat to the common areas/neighbouring flats.  In view of this, it should be ensured that all front doors to the flats are fitted with suitable positive action self-closing devices, which conform to BS EN 1154.

Leaseholder’s flat doors should be inspected by a UKAS accredited body, and suitably certified fire door contractor to identity what is necessary to ensure that the flat door complies and meets the Government regulations.

To assist with this process, we have included the details for Protech below as they hold the necessary accreditation and will be able to provide a comprehensive quote to inspect your flat door and identify any remedials.  They are a known, trusted and competitively priced team and are also qualified to carry out any remedials and will upon completion provide you with the required certification.

Please can you ensure that copies of the certificates are sent to us to enable us to include the details as part of the Governments High Rise Buildings registration process.  Works and certification should be completed no later than 15th January 2026.
