Please find below the most recent update from the project coordinator who is dealing with the building cladding.

Dear All,

As part of our role as project coordinator, we will send out weekly updates to the applicant to advise where we are in the process and what happens next.   Please note that whilst we wait for the PCSA and BSR actions to complete, there will be very few updates to the application process, which is reflected below.  I have reattached some information sent previously which can be shared to provide extra context.

Stage 1 - Legal Due diligence

Cladding Safety Scheme have reviewed the legal ownership structure and confirmed eligibility.


Stage 2 - Full Works Package
Ongoing

The Pre-Contract Services Agreement has been completed and signed with the proposed contractor.  The PCSA mobilisation process has now commenced, and the information obtained from the PCSA period will be used to complete the design and submit an application to the Building Safety Regulator and the Cladding Safety Scheme.



The PCSA will likely be completed by the end of October with the BSR submission due to be submitted in November.  Please refer to the section below for additional information regarding the BSR.

All relevant approvals will be sought with the various parties as required once the PCSA works have been finalised and the design has been confirmed.
The funding is dependant on the application receiving approval from the Building Safety Regulator (BSR) before we start on site.  The BSR is separate to the Cladding Safety Scheme (CSS) and was set up in 2022, requiring any major works in buildings over 18m to be submitted to the BSR for approval.  This is not limited to cladding remediation but all major works and new builds over 18m. As such, the timeframe for receiving approval is currently between 24-52 weeks.  (Although the BSR aim to get this process to 12 weeks for cladding projects by the end of 2026).
Start on site

Start on site will commence once the BSR approval has been confirmed.  This will be communicated at least 2 weeks prior to the start on site, and we will also arrange a Teams call with the contractor so that they can introduce the team.
This will be arranged in due course depending on when the BSR approve the project.


Practical Completion

This will be updated once the project has started and the start on site has been confirmed


Final Accounts

Will be submitted to the CSS once practical completion has been achieved
