Meantime I hazard to remind you that we are all volunteers and give our copious time voluntarily. Certain previous board members even charged handsomely for their contracts. This flat (19) is nothing to do with Bernard, but he has already given countless hours to verifying advice, commenting on our thoughts and generally giving unofficial legal opinion which has sometimes been accepted and other times rejected or ignored. I remind you that he has a day job and don’t want to abuse our relationship or his time! Anything he puts his name to, must consequently go through a firm, for professional reasons.

Hi Team,
Anna, Delia and I had a discussion with John yesterday about handling an out of hours emergency service for OWG and we were all in agreement that we should proceed with John until end January 2019 at which time we can reconsider our options. John clearly knows the building inside out, lives locally and is happy to do this.
The proposal is as follows:
He will be available out of hours, therefore from 6pm weekdays, from 1.30pm Saturdays and on Sundays for support and anyone in the building can call him.
He is also available during porter hours for any problem the porters cannot handle (eg: resetting the water pumps) and either porter, board member or WB19 can call him. However, he does need to come from his current employment location, therefore within the hour.
He will charge a retainer fee of £120 a month. When called he will try to address the issue(s) by contacting the relevant contractor or other person that can solve the problem. We will therefore have to give him a list of all pertinent numbers.
If he has to attend he will charge £45 call out fee, which covers up to one hour, and £40 per hour after. This will be payable by us for general building issues and by residents if the issue relates to individual flat(s).
John would like a list of all residents if we can compile one.
The service includes next day communication if he has to notify us, the porters or WB19 of anything relevant to the problem(s).
John has his own cleaning company and we will agree a contract for his services through this company. It has liability insurance up to £10m, please see attached.
Anna and Delia, please add to or amend the above if you think it’s not correct or complete.
Peter, Yvonne, Anthony and Nanni: please let us know if you do not agree with going ahead forthwith.
All of you, please feel free to mention any additional ideas, concerns, etc
Provided we agree to go ahead I will draw up an agreement and I would appreciate if Mr Mocatta would be willing to check it from a legal standpoint. Yvonne, would you be so kind as to ask Bernard?
